Formed in 2009, KJR Architectural Consultants is located in Loudwater, Buckinghamshire.


We have clients throughout the South of England, up to the West Midlands and across to East Anglia.


Although a small practice, we consider ourselves a 'one-stop-shop'. We can design and manage your whole project from inception to completion.


We're very proud of the projects we work on, but our emphasis is to provide an outstanding design and management service in order to achieve an end product that our clients can be equally proud of themselves.


We not only aim to deliver a superior architectural service with aesthetics and materials in mind, but also to provide a practical, buildable and value for money solution to our customer requirements.


All our work is produced using the latest CAD software, which not only speeds up the design process in the initial stages, but alterations can be implemented quickly, easily and efficiently. The accuracy of digital media avoids problems at the construction stage because everything 'fits' perfectly. Our drawings are very clear, simple to understand and only contain the information required. Clients and contractors easily understand them and as a result, strict time scales and financial constraints are rarely exceeded.

Kevin Reeves

Having studied in London at Vauxhall College and subsequently Southbank University, my career started in 1989. Since then, I've worked in various large architectural organisations covering projects throughout the UK.


I created KJR Architectural Consultants in 2009.


I have a huge amount of experience with all types of buildings and all traditional and innovative construction methods.

For new customers planning their first extension or new-build, the whole process is often a daunting one. We're here to assist every step of the way, to provide a fabulous end product as smoothly and as trouble-free as possible.

Having worked on many new build and refurbishment projects, it's imperative we keep up to date with current technology, ever-changing government legislation, increasing environmental concerns, the latest construction techniques and innovative energy saving solutions.


No project is too small for us; we'll design a porch, a mansion or anything in between. No project is the same and nor are our clients, so we're very concious of our need to be adaptable. Our role is tailored specifically to individual projects and individual clients.


Any amount of building work involves a substantial investment, not just financially, but also of time and inconvenience. Choosing us will mean that any potential implications are minimised. At completion, our clients can look back satisfied that they've received a quality, efficient, friendly, value for money service.


We can arrange and manage all aspects of the build from the initial free-of-charge consultation through to the day you move in to your new property or occupy your new space. Alternatively, if you only require a survey, professional drawings or a construction specification, we're happy to provide a reduced service too. In essence, you can choose how you want us to be involved. You have a hectic and busy life? Then leave everything to us. Want some input regarding the design, administration or management process? Then that's fine too. Either way, we will keep you informed of progress and we can be contacted at any time should you have any queries.

How the process works

The architectural services we offer are carried out in defined stages

PREPARATION AND BRIEF STAGE

Free Initial Consultation

We'll arrange an informal meeting at the site address, at a time which is convenient for you. We will take a look around the property together and discuss what you'd like to achieve. We'll advise if the proposed works are feasible, offer our initial thoughts and advise the best way forwards.

Quotation

Based on our discussions at the Free Initial Consultation, we'll prepare a bespoke, no obligation, quotation. Our fees are broken down into easy to understand stages.

Appointment

If you're happy with our quotation, you'll confirm our appointment and we'll advise our available dates to carry out the first task, which is the measured survey.

Measured Survey

We'll visit the site to carry out an analysis and a measured survey of the buildings, land, immediate surroundings and neighbouring properties at a time which is convenient for you. We'll advise if additional specialist surveys are required.

Existing Drawing

Using the measured survey data, we'll produce an existing site plan, existing floor plans, external elevations and sections.

CONCEPT DESIGN STAGE

Sketch Scheme Plan Options

Using the existing drawings, we'll produce various Sketch Scheme Plan Options for you to review and comment on.

Sketch Scheme Plan Options Consultation

This stage is for you to review and comment on the Sketch Scheme Plan Options. We'll discuss your comments so that the proposed floor layouts can be agreed.

Sketch Scheme Elevation Options

Using the existing drawings, together with the agreed floor plans, we'll produce various Sketch Scheme Elevation Options for you to review and comment on.

Sketch Scheme Elevation Options Consultation

This stage is for you to review and comment on the supplied Sketch Scheme Elevation Options. We'll discuss your comments so that the proposed elevations can be agreed.

Sketch Scheme Approval

On the basis of your comments and our discussions at the Sketch Scheme Options stages, we'll prepare the final Sketch Scheme Design for your approval. The final Sketch Scheme Design will include signed-off proposed floor plans, external elevations and sections. Realistic 3D visualisation can be supplied at extra cost. This will give a much better representation of what the design will look like internally and externally.

DEVELOPED DESIGN STAGE

Planning Type Consultation

There are various types of planning applications available. We will advise the most appropriate application type for your project.

Planning Drawings/Documents

The final Sketch Scheme Design is developed further into Planning Drawings in preparation for a Planning Application. If required by the LPA, additional checklists, reports and statements will also be prepared.

Planning Drawings/Documents Consultation

This stage is for you to review and sign-off the Planning Drawings and Documentation.

Submission of Planning Application

Once signed-off by you, the Planning Drawings and Documentation will be submitted to the Local Planning Authority via the Planning portal.

Planning Permission

The Local Planning Authority considers the application and confirms their decision within an agreed period of time.

Party Wall Agreement (if applicable)

Once planning has been permitted (or two months in advance of starting on site) a Party Wall Notice is issued to affected neighbouring properties so that an agreement or award is in place during the construction process and thereafter if necessary.

TECHNICAL DESIGN STAGE

Building Regulations Package

Once planning has been permitted, the drawings will be progressed further so they comply with Building Regulations. At this stage you will also appoint a Structural Engineer and any other third party consultant required for Building Regulations compliance. Once received the structural design will be incorporated into and coordinated with the architectural design.

Building Regulations Package Consultation

This stage is for you to review and sign-off the Building Regulations Package and Documentation.

Building Regulations Application

Once signed-off by you, the Building Regulations Package and Documentation will be submitted to either the Local Authority Building Control or an Independent Approved Inspector.

TENDER STAGE

Tender Package

Once we receive Building Control approval (or beforehand if requested) tender packages can be sent to building contractors for quotations.

CONSTRUCTION STAGE

Construction Package

Once a tender has been accepted and a building contractor appointed, a construction package can be issued.

Start On Site

Depending on your chosen route for Building Regulations Compliance, we will advise when your building contractor can start on site.

Site Support

We work closely with building contractors and can attend site to check progress, be available to answer site queries and run/attend site meetings if required.
